An MJOP (Meerjarenonderhoudsplan) is a long-term building maintenance plan required by Dutch law for all homeowners associations (VvE). It documents the condition of your building, forecasts maintenance costs over 10 to 25 years, and is mandatory for your reserve fund. Without an up-to-date MJOP, your HOA cannot meet its legal obligations under Dutch housing law.

Yes. Dutch housing law (Article 126a Woningwet) requires all homeowners associations (VvE) to either have an up-to-date MJOP or reserve at least 0.5% of the rebuild value annually. An MJOP is the most widely accepted form of proof for banks, notaries and accountants.
A building maintenance plan (MJOP) including NEN 2767 inspection at AC Vastgoed Advies costs €90 per unit (minimum €450). This includes the structural inspection and the multi-year budget. Travel costs are always included for addresses in the Randstad.
You will receive the NEN 2767 report within 5 working days after the inspection. For a full MJOP including budget, the delivery time is 5 to 7 working days after the inspection.
An MJOP must be updated at least every 5 years. An older plan is no longer accepted by banks, notaries and accountants as valid proof of reserve fund management.
