An MJOP (meerjarenonderhoudsplan) is the long-term maintenance plan on which your VvE bases its annual reserve. Upload yours, in Dutch as it is: an automated check compares it with ten points and shows you in English what is in order and what needs attention.

How it works

A first assessment of your plan, in English

Your plan may be in Dutch. Most MJOPs are written in Dutch, by a Dutch firm, for the board of the VvE. You do not need to translate anything: the check reads the Dutch document and you get the result in English, on this page and by email.

Many owners in a Dutch VvE pay a monthly contribution to the reserve fund without knowing whether the plan behind it is sound. The MJOP check compares your plan with ten points that belong in a good MJOP. For each point you see green, orange or red, with one sentence of explanation.

What the check does

  • Reads the plan: planning period, elements, quantities, prices and the annual reserve.
  • Assesses it on ten points, with a short explanation per point in English.
  • Gives advice: update the plan, a new plan, or keep the plan current.

What the check does not do

  • No inspection on site: the check only sees the document, not the building.
  • No verification of quantities and condition scores against the building itself.
  • It does not replace a second opinion or an update with re-inspection.

    The ten points

    What the check looks at

The same points we use when we draw up an MJOP ourselves, with a short explanation of what good looks like.

    1. Planning period

At least 10 years, preferably 15 to 30 years, so that major items such as the roof and the facade are in view.

    2. Condition assessment according to NEN 2767

A condition score from 1 to 6 per element (NEN 2767 is the Dutch standard), so the planning starts from the actual condition.

    3. Quantities and units

A quantity per element in m², metres or pieces, so the amounts can be checked.

    4. Unit prices and price level

Prices per unit and the year they are based on.

    5. VAT

9 percent on painting and plastering of homes older than two years, 21 percent on the rest.

    6. Scaffolding and additional costs

Scaffolding, aerial platforms and additional costs as separate items.

    7. Contingency and indexation

An item for contingencies and annual indexation, so the reserve is not too tight.

    8. Annual reserve

The amount needed per year and per apartment: what your monthly contribution to the reserve fund is based on.

    9. Age of the plan

Older than five years? If your VvE bases its reserve on an MJOP, the plan must be adopted again at least every five years (Dutch Civil Code, article 5:126).

    10. W and E installations

W installations (heating, ventilation, water, drainage and lift) and E installations (power, lighting and fire alarm) as elements in the plan.

    Frequently asked questions

    About the MJOP check

The check reads your MJOP and assesses it on ten points: the planning period, the condition assessment according to NEN 2767, quantities and units, unit prices and price level, VAT, scaffolding and additional costs, contingency and indexation, the annual reserve per year and per apartment, the age of the plan, and the W and E installations. For each point you see green, orange or red with a short explanation in English.

No. Upload the plan as it is: the check reads the Dutch document and gives the assessment, the advice and the emails in English. You do not need to translate anything.

No. The check is an automated first assessment based on the document. We do not visit the building and do not verify the quantities and condition scores on site. If you want that, a second opinion or an update with re-inspection is the next step.

Nothing. The check is free and without obligation. You see the assessment on this page and receive it by email, with an offer if your plan needs attention. Prices for VvEs are excl. VAT.

We use your plan for the assessment, for a suitable offer and to compare plans with each other. The files are processed automatically by an external processor for text analysis, only to do the check and read in the plan. They are stored in a secured environment that only we can access and are deleted two years after the check. You can upload pdf (also a scan), Excel (xlsx), csv, Word (docx), photos (jpg or png) or a zip, 25 MB at most in total. Read more in our privacy statement (in Dutch).
