What is an MJOP?

Your maintenance plan as a strategic instrument

An MJOP (Meerjarenonderhoudsplan, or long-term maintenance plan) is more than a list of future maintenance work. It is a financial and technical management document that protects your homeowners association or property portfolio against unexpected costs and loss of value.

We prepare the MJOP based on an on-site NEN2767 condition assessment. Every building element receives a condition score, from which maintenance priorities and budget follow directly. The result is a document that holds up at your AGM, with your bank and with your notary.

Questions about the building maintenance plan

Yes. Article 126a of the Dutch Housing Act (Woningwet) requires every homeowners association (VvE) to maintain an up-to-date MJOP or reserve at least 0.5% of the rebuild value annually. Banks and notaries require an MJOP for mortgage applications and property transfers.
After the on-site inspection, you will receive the full MJOP report and budget within 5 to 7 working days. We always confirm the exact delivery date before the inspection.
The MJOP report is prepared in Dutch, as this is required for acceptance by Dutch banks, notaries and accountants. We can provide a summary and explanation in English, and all communication with our team can be conducted in English.
NEN 2767 is the Dutch national standard for condition assessment of buildings and technical installations. It scores each building element from 1 (excellent) to 6 (failed) based on physical deterioration, intensity of defect and extent of the defect. An MJOP based on NEN 2767 is the industry standard for Dutch HOAs and is required by most banks and notaries.
An MJOP must be updated at least every 5 years, or sooner after major works, structural changes or significant market price movements. We offer update inspections that are faster and cheaper than a full new MJOP.
