The same product for every building

We survey the building elements and installations the owner maintains. Every element receives a condition score following NEN 2767 and every defect a photo and a description. On that basis we build the planning and the budget per year, 10 to 30 years ahead.

Integral means building fabric plus installations. W-installations (mechanical): heating, cooling, air handling, ventilation and sanitary systems. E-installations (electrical): distribution boards, lighting, lifts and fire alarm systems, included as maintenance items.

Intake and fixed price

You send the address, the floor area, the use and what you already have: drawings, a previous MJOP, maintenance contracts or inspection reports. The quote states the number of survey days and a planning.

Survey on site

Our inspectors survey building fabric and installations, with photos per defect. Access to roofs and plant rooms is agreed in advance with you or the user.

Report, Excel and portal

You receive the report, the Excel file and access to the client portal, where you and your colleagues see the planning, the costs and the photos per building.

Keep it current

With Actueel MJOP we update the plan every year: completed work, price level and a short site visit, with a budget memo. A full re-inspection follows in the last year.

What does an MJOP for commercial property cost?

A fixed price per building based on the gross floor area, up to 10,000 m². Building fabric only: €850 plus €0.70 per m². Integral, with W-installations and E-installations: €1,250 plus €1.10 per m².

Actueel MJOP: the management of your MJOP

A maintenance plan starts to age on the day it is delivered: prices rise, work is carried out and defects develop faster or slower than expected. With Actueel MJOP we update your plan every year, so your budget stays right.

Price

  • 40% of the plan price per year, minimum €750 per year
  • Term four years, re-inspection in the last year
  • 10% off the first plan when you subscribe straight away
  • Indexed yearly with the CBS consumer price index
  • Pay monthly or yearly in advance

Example: for an integral plan of €4,000 you pay €1,600 per year. All amounts excl. VAT.

Building fabric only: €850 plus €0.70 per m² of gross floor area. Integral, including W-installations and E-installations: €1,250 plus €1.10 per m². This applies up to 10,000 m² per building. An office of 2,500 m² costs €2,600 for building fabric only or €4,000 integral, excl. VAT. Above 10,000 m², and for industrial property, parking garages, listed buildings and airport objects, you receive a fixed price after a short intake.
That depends on the number of building elements and installations, not only on the floor area. After the intake we state the number of survey days in the quote. We agree the times on site with you or the user, so work in the building can carry on.
Within 14 working days after the last survey day. For a portfolio we agree a delivery date per building, so you receive the first buildings while the others are still being surveyed.
Certified inspectors for building fabric and installations, hired for your project. You have one point of contact from intake to delivery. We do not carry out maintenance ourselves and receive no fees from contractors.
The report and the Excel file are in Dutch, the language your accountant, financier and contractors work with. All communication with us can be in English, and we are happy to explain the findings in English.
No. An energy label is made by a registered energy adviser, and statutory inspections, for example of a fire alarm system or a lift, are done by an accredited party. We include those inspections as items in the budget, and show where maintenance can be combined with sustainability measures.
